The Final "Walk-Thru": Items You May Want To Consider

February 12, 2009

The final walk-thru is your final opportunity as the home buyers for you to be certain that the home you purchased is in the same or similar condition as it was on the date of the initial contract. The final walk- thru is not to be used as another home inspection or a tool to renegotiate items at the closing table.

Use this list as a general overview of things to consider and double check as you do the final walk-thru.  You may want to add/delete things from this list as pertinent to your specific home.

  • Any items that were negotiated to be replaced or repaired per the initial inspection
  • Any personal property items that are to remain on the property per the contract (i.e. washer/dryers, window treatments)

5 Simple Steps To Buying Your Next Home In Chico That Could Save You Thousands Of Dollars

As I promised yesterday, here are the steps to avoid the "5 Big Mistakes Home Buyers Make" that I shared with you yesterday.  You could end up saving thousands by avoiding these common mistakes.

1. Ask mortgage bankers & lenders the right question to get the best loan for you based upon your needs & your financial goals.
There are numerous types of loans so do your homework and find out what is out there.  It's not only a good idea to ask the lender lots of questions to find out what the best loan type might be but also do a little homework before hand.  Search reputable internet sites for information about loans specific to your state/area.

2. Act quickly when you find the right house...someone else may consider it to be the right house for them and you could miss out orbe placed in a situation of multiple offers.  This is especially true if the house is listed at a really good price.  Although, sometimes even putting in an offer two days after a house that is "hot" and priced to movie quickly is listed, may be too late.  Check with your real estate agent to find out how you can become informed of the houses that come on the market that day.  For my clients I tell them to check out my website if they are really interested in finding today's new houses that just hit the market.  Also, it is a great way to search for homes in Chico using your specific criteria. Look for the link on the left hand side that says "New Listings" to search the most current Chico listings.

3. Be sure to package yourself & your offer in a way that looks attractive to the seller. 
I always advise my buyers that if they are really serious about wanting to purchase the home to put in an offer that is attractive and what they feel comfortable paying. 

4. Think resale BEFORE you buy...Is the house in a good location?  Is the neighborhood nice and well kept?  Is the house in a good school district, etc, etc, etc.

5. Be sure to select the right agent and/or company to help you!
Do your research and shop around.  Just because you made acquaintances with a realtor at an open house you viewed does not mean you are in any way obligated to use them as your realtor.  Find a realtor you feel comfortable with and that you feel will best meet your needs.

Taking It With You

Before you list your home for sale, take a careful look around. Are there some items you will want to take with you? There may be a dining room chandelier that has been in your family for three generations, a ceiling fan in the master bedroom, or the bookcases in the den that look built-in but are not.

Normally all fixtures are passed on to the new owners when a house is sold. This usually includes any fixtures attached to walls or ceilings and, in some areas, all major appliances that are installed in the house. If you have fixtures that you don't want to give up, tell your agent what you want excluded from the agreement at the time you list your property for sale.

Even better, if it is convenient, it is best to remove any light fixtures or ceiling fans you plan to take with you and replace them before the property is shown to prospective buyers. List all items that are not being sold with the house on your home fact sheet to ensure that they will not become an issue when a buyer makes an offer.

Continued...Best Moves For Sellers to Move Out and Move On!

Like I promised yesterday, here are some more tips for how to get your home sold in this not-so-optimal market:

  • Freshen up inside. Cheap things such as a fresh coat of paint can really make a difference.  If you want to spend that extra dollar to help make a big difference consider things such as new carpet or refinishing wood floors. It also pays to hire a professional cleaning service to remove years of grime from your kitchen and bathrooms.

Smell matters, too. It is extremely difficult to sell homes that reek of cigarette smoke or pet and cooking odors. Make sure if this is the case, to take care of this. 

What to do: Hire a building restoration company to remove odors if scrubbing does not do it. Services range from a few hundred to a few thousand dollars. (Look in the phone directory under "Building Maintenance" or "Building Restoration.")

  • Include special features and construction details in your Multiple Listing Service (MLS) listing. French doors, mosaic tile or a gated entry sets your home apart from others in the area.

Be descriptive. Rather than writing "in ground pool," you or the agent should write "in ground pool with waterfall and hot tub."

  • Offer incentives to buyers and brokers. Many home sellers are "bribing" buyers with cash, cars and flat-screen TVs. Most effective incentives...

Help with closing costs. Cash-poor buyers might have trouble paying up-front mortgage expenses. Offer to pay a portion of these costs, and buyers have a reason to choose your home.

Pay for buy downs. Many lenders will lower interest rates by one-eighth to one-quarter percentage point in exchange for an up-front payment. The payment usually is 1% or 2% of the loan amount.

Include details of your incentives in your MLS listing, newspaper ad, flyers, on your Web site and anywhere else you advertise the property.

You also can offer real estate agents a bonus, which often is an extra 1% to 3% of the purchase price, on top of their usual commission, at closing if they find you a buyer. Mention the bonus only in the MLS listing.

Important: If you offer a sales incentive, disclose this in your sales contract with the buyer. If the incentive is not mentioned in the contract and the buyer later defaults on the loan, the lender could claim that you and the buyer engaged in fraud by manipulating the sale price of the home to include an asset that the lender could not foreclose upon.

  • Don't over-negotiate. If a potential buyer's first offer is reasonable, consider accepting it, rather than making a higher counteroffer. Buyers have so many homes to choose from today that they sometimes move on to other properties, rather than make second offers when sellers don't accept their initial bids. If you do not need to sell quickly or your home is garnering lots of showings, counter -- but if you need to sell fast and the initial offer is reasonable, do not risk losing the sale over a relatively small amount of money.

Best Moves for Sellers to Move out and Move On!

As many of you already know and can see, real estate values have been taking a fall across much of the U.S.  On top of this, the pace of selling a home on the market is down sharply, causing many homes to sit on the market for months and months. 

Here are some strategies that you can use to help you sell your home for a fair price in this less than optimal market.

First, consider that you may have to go against your natural tendencies, think outside the box and be even more aggressive than usual with the tactics you use to get your house sold.  This is especially true for areas/towns that have a plethora of homes for sale. 

Don't start with a high price.

Many people probably already know but don't necessarily want to believe that the asking price is the most important aspect of getting a house sold or having a house sit for months on the market.  In this market, it is a mistake to set a high price and assume that you can lower it later, if necessary, in negotiations. It is found that local real estate agents pay the most attention to listings when they first appear on the market. Being that many home buyers have a budget to stick to, their realtor may likely not even bother to show your home to buyers if it is overpriced.

If you start out too high, by the time you do lower your price, real estate agents will have newer listings to show buyers. Also, if your home is overpriced to start with and the market is slowly going down even more, and you make a small price reduction with every month, then you are just "trialing the market".  By doing this, you will not get ahead and your house will always seem to be the "overpriced home".

The correct price to ask for your home in this market is toward the low end of the range of prices being asked on comparable homes currently for sale in the neighborhood. Pricing your home in this manner ensures that as many potential buyers as possible will walk through your door. This is crucial at times like these when home sellers outnumber buyers. Also, if there are several interested, potential buyers then you are more likely to get offers that are competitive because there is a sense of competition.

Recheck the asking price of comparable listings every two to four weeks if your home has not sold.   Talk with your realtor about this and get their professional opinion. If you and/or your realtor notice that local real estate prices are falling fast, you might have to lower your price to remain competitive. When you do a price reduction, make it large enough so that the new price is very competitive with comparable homes or is even a "best buy."

Important: The amounts your neighbors sold their homes for a year or two ago should not even enter your thinking when you set your asking price. It was a very different market then, and those prices are irrelevant today.

Helpful: If your home is not attracting many showings, the price is probably the problem. On the other hand, if it is attracting showings but not offers, the home itself is most likely to blame.

Fix it up first. "Fixer-uppers" tend to be ignored in slow real estate markets because buyers can find good deals without breaking out their tools. If your home is in need of substantial repairs, it is best to get the work done before placing it on today's market.

Pay attention to curb appeal. Home buyers have so many options that if a property doesn't look attractive from the street, they will drive past it without even stopping.

What to do: Spend a weekend beautifying the front of your home. Replace damaged window screens... tidy up the lawn and landscaping... pressure-wash the sidewalk... add mulch around trees and in flower beds. If necessary, have the home's exterior repainted, particularly the front door and trim... and upgrade outdoor lighting fixtures, doorknobs and your doorbell switch or knocker. These small details can evoke an emotional reaction in a home shopper that can lead to a sale.

Hard Sell: For Sale By Owner

Many real estate listings come from individuals who tried on their own first to sell their home. Sellers who try to sell their own home learn the hard way that selling a home is not easy. Keeping it sold and getting to the closing table is even more difficult. What are the pitfalls involved in selling your own home?

  • Pricing: Being that you are not daily involved with the real estate market it will take a lot of research and hard work for you to figure out how much your home is really worth.  Manytimes "FSBO's" (for sale by owners) end up pricing their house incorrectly.
  • Face-to-face negotiations can be difficult, even when the buyer really wants the house. Having a realtor that can do the negotiating on your behalf really helps take a lot of the stress out of the home sale.  
  • Paperwork, paperwork, and what?...MORE paperwork!!!. Standard contract forms rarely cover all of the local requirements regarding disclosure laws. Such contracts may provide loopholes which could allow a buyer with cold feet to back out at the last minute.  Also, most contracts are very lengthy and written using high sophisticated legal terms making them very hard to interpret on your own. 

When you have finally come to an agreement, how can you be sure that your buyers will engage competent professionals to handle their loan and complete the closing? What if structural problems are discovered or property boundary problems are revealed? The experience and expertise of a professional real estate agent is your greatest asset in concluding a successful transaction!

Getting Ready To Sell In Chico

Here is a scenario that you may encounter when you sell your home. You make a listing appointment with a real estate agent who shows up with a detailed market analysis and a list of all the advantages of listing with his or her company. The agent then walks through your home with you, making suggestions about how you can present your home at its best.

The real estate agent's recommendations about cosmetic "fix-ups" make some sellers feel a little uncomfortable.  If the suggestions about the cat box, spider webs, kitchen and bathroom cleanup, and removal of clutter make you feel a little defensive, remember that none of this is personal! Most sellers need a little coaching to make their homes show well.  Providing suggestions for home staging is an important part of an agents job. The better your home looks while it's on the market, the more likely it is to sell quickly, and for top dollar.

If the agent doesn't touch on something you were curious about, ask!  Make sure you get your "money's worth" out of your agent by using them as a valuable source of knowledge.  Remember, you may have gone through buying/selling a couple homes in your life, but your realtor has helped buy/sell homes WAY more than you have.  Trust their expert opinion!

Full Disclosure

If you are about to list a home that you have lived there for many years, you know that it is not perfect. For example, there might be a leak in the basement that is noticeable only after a heavy rain. Your garage door might stick, and the dishwasher may be prone to work stoppages.

Every home has a few quirks. When it is time to sell your home, you have a choice of either making the necessary repairs or letting the buyers know about the problems. Material defects must be fully disclosed.

 Some buyers will order a structural inspection in order to learn exactly what they will be getting. Even if the buyers don't ask for an expert to look at the house, it is the seller's responsibility to disclose any known defects in the property.

The seller's agent will provide the disclosure form, wherein the seller may itemize any problems. Sellers may avoid any real estate lawsuits over undisclosed defects by making repairs before the sale or agreeing to a price adjustment during the transaction if defects are discovered.  

My advice? Just fix it!  In the long run it will be worth it.  Buyers can be easily scared away by fixer-upper houses or even houses that are lacking TLC.  Most buyers want something that is move-in ready and has little appearance of being high maintenance.  Having that leak fixed and repairing that sticky garage door will help you not only sell your home but avoid the risk of being sued over things that are not properly disclosed.
