Why Virtual Tours? Chico Area Realtor Shares His Thoughts

Why do I pay for professional virtual tours on my listings? It is not because it is cheap, I will tell you that. For my current 15 listings, even with a volume discount, Chico Virtual Tours would charge me $100 a listing. That is $1500, before I ever see a dime, get an offer or open escrow. Why am I shelling out the big bucks for virtual tours?

Before I start, I want to add a side note about virtual tours. They are not all the same. If it isn't high quality, or at least better than a still photo, it is not worth having. Why would I get a virtual tour that is low quality, when I would be better off taking a bunch of photos? There is no point, unless your tours are professional, easy to navigate and high quality!

Why I do a virtual tour for every listing:

First, because I owe it to my sellers
Just like I put a sign in the front yard, I order a professional virtual tour. For a third of the price of a 2 day newspaper ad, I can have a professional piece of marketing, which attracts buyers during the entire listing period.

Second, to reduce unwanted showings
This is one of the most important reasons. I deal with income property, and many people think it is silly to do virtual tours for property that is being rented. Your average agent, if they even know about virtual tours, will only do them for their million plus homes. Well if you think about it for more than 2 seconds, you will realize that income properties with tenants, need virtual tours the most.

  • They appeal to out of town buyers
  • They are harder to show in general

So, if your investor is looking at 100 properties online, and one has a virtual tour, which one do you think he will remember. Chances are he won't take a trip up to Chico to view only one property. But if the numbers work and he can view the tour, heck he might even make a offer, site unseen. I have had it happen before.

Also, your fellow agent will appreciate it. They don't want to show a home that their client won't buy. Many times they will send them the tour first, and show it second. This helps you, and the home owner. If the home is occupied, why waste their time, and hassle them, when the buyer is not a buyer for that home.

And as a selling agent, why show a home if a buyer won't buy it. I instruct all my buyers to drive by a property before we show it. This is the same idea. I am not going to waste my time, the sellers time and the buyers time, if the buyer isn't going to like the neighborhood. Send them the virtual tour, and eliminate needless showings.

Promote to out of town buyers
More than half of my closed buyer transactions are from out of town buyers. When they come to town they are limited on time, and of course on the number of homes they can view at one time. By viewing the virtual tour first, they save my time, and theirs. I found that homes with virtual tours get shown more than homes without, especially, when the buyers have a good agent, who is busy, and doesn't show them every home in town. Also, your newspaper ad won't get you the kind of buyer exposure a virtual tour on the internet will. Like I said before, I have had calls with a buyer ready to write an offer, because they have seen the virtual tour.

Capture and Help Buyers
And of course, we are always looking to provide our buyers with the most information. Many times I will get a sign call from a buyer standing out front asking for more information. I simply ask them for their email, because I can send them a virtual tour at this very moment. I am not interested in jumping in the car, to show them a home they just happened to see while picking up the kids from school. If they like the virtual tour, they will call me back, and ask to see the inside. My time is very limited, I have no interest in wasting even 30 minutes of it. Plus, I now have their phone number and email, and can send them other homes that hit the market, or follow up.

Legal Documentation
I am not sure a virtual tour will hold up in court. But I bet you it will be a lot better than nothing. You show up with a virtual tour, showing the property in high detail, the jury or judge will know that you have your act together. Why not have a digital archive of every listing you ever had.

With a virtual tour, you get massive exposure on realtor.com. Every realtor.com visitor sees your listing, and virtual tour with your face and number!

So now, does that $100 a listing sound like such a waste of your hard earned dollars?
