Ryan’s 5 Keys To Make You And Your Offer Look GREAT in Chico!

Key #1
Proof of ability to pay... have evidence of loan approval or cash. A preapproval letter from a lender is best.

Key # 2
Earnest Money...put down enough earnest money to make your offer look attractive to the seller. Think about 10-20% as a good guideline for a down payment.

Key #3
Offer a realistic price for the property that you think the seller might accept. If you are putting in an offer way under asking price your chance of acceptance is much lower.  However, when making an offer consider how long the house has been on the market and how "hot" or popular it is with other potential buyers.

Key #4
Be careful not to include too many terms, conditions & contingencies that might make your offer less desirable to the seller. Only include those terms, conditions & contingencies you really need or want.  For example, if some of the screens need replacing this is probably not something you want to ask for the seller to do.  However, if it is something more serious such as a broken water heater you might want to ask for the seller to fix it or at least give you a credit for it so you can fix it.

Key #5
Make a summary list of the STRONG features of both yourself and your offer. Think about such things as how much money you are offering as a down payment and realistic your offer is (is it close to asking?).
