Chico State Parent/Student Investors & Market Outlook
It's that time again. The time when parent investors flock to Chico, and make offers on all the condos, small homes and rentals near the university. The majority of calls, I have been receiving lately (and emails) are from parents who are serious about purchasing a residence for their CSUC student to live in. Most are very serious, and have already narrowed down the search online. Others have more questions and have never been to Chico before.
Another source of out of town buyers are CSUC faculty. I have several families that are either moving, or considering moving to Chico, to teach/work at the university.
Today I met with two buyers, who wrote on a condo for their CSUC daughters. We reviewed the paperwork and viewed the unit this morning. Before their meeting, I met with two first time home buyers, about an offer we just made yesterday. This is the 4th home we have tried to get. Their offers have all been above 95%, but all have been outbid. This is a great sign for the market in general, not so great for my particular buyers.
After our meeting, I headed back to my office to make my marketing calls, and do a bit of correspondence with my current sales and listings in escrow.
Many of my buyers find me via the web. I have been working on making my site the very best, and as a result, I have received many calls, with solid interested parties, wanting information on real estate in Chico. Most of Internet buyers are from out of town.
Chico is a great place to invest for several reasons:
- Protected market
- Limited supply of new construction
- Very strong rental market and student rentals
- Growing University and general population
- A great place to live!
Of course there are many other reasons, but those are a few that come to mind.
