Ryan's Advice for Making Your Home More "Sellable" : Furniture VS. No Furniture?

Is it better to show a house empty or with the furnishings in it?  First off, many times you may not have a choice on the matter.  If you already purchased another home, you would obviously need to take your furniture to your new home.  If you haven't bought a home yet, then you have to keep your furniture in the house.  My advice is to keep some furniture in your house that you are selling- the key word is SOME.  The furniture and belongings in your house should showcase it and bring out the highlights.  For example, if you have a nice high countertop in the kitchen you would want to leave your perfectly fitting high barstools in that space.  On the other hand, if you have a large workout machine scrunched into your already small master bedroom you should find a place to store it while the house is on the market.  If you have a lot of furniture that you don't think showcases your house consider either selling it and keeping the money from it to buy some replacement pieces once your find out what will fit in your new home.  Another inexpensive alternative, if you just can't bear to part with your grandma's orange and brown floral couch, is to rent a storage unit to hide away those pieces short term.  If you are moving and need to take your furniture with you, consider leaving behind a few key pieces that showcase the house, such as your dining room table that fits the dining room to a tee (yes, you can live without it for a couple months) or bedroom furniture your can make do without for the meantime.

Most buyers like to see a house with furniture because most people have a hard time envisioning the size of the room or how their furniture would fit without seeing something to gauge it by.  An empty house is like a blank canvas, and only an artistic person would have an easy time envisioning the end product.

Keep in mind that personal taste is highly subjective. So make sure to hide away all of those things that you might like but prospective buyers might find distracting or unattractive!
